ABOUT US

Hartleys Projects is a practice providing architectural services that was founded over 25 years ago by Ian Bolt. He and his team are committed to providing a professional service to all clients irrespective of project size and to ensuring attention to detail, accuracy and quality in all areas of their work.


Whilst the practice has a key operational presence in London and South Devon, larger projects in other parts of the country will also happily be considered. Hartleys Projects has considerable experience in all aspects of design and construction in a full range of building types, including residential, offices, retail, bars and restaurants.


Projects range from small domestic extensions to £1m plus developments. We have a particular expertise in Permitted Development planning legislation and in projects requiring planning permission.


Ian Bolt has spent over 25 years working in association with developers and private clients as project designer, detailer, and coordinator, including 27 residential flats and offices at a listed building at Butlers Wharf. This conversion was considered the best building conversion by the Evening Standard newspaper. Other projects undertaken include numerous new build schemes in Surrey, and an extension and refurbishment of a £15m house at Wimbledon Common, (this property was featured extensively in the press).


Ian bolt won the Lead Association detailing award for lead work on the Price Water house Coopers building in Borough High Street London, and the best new residential development in Highgate from the Evening Standard newspaper.


Recent projects include luxury residences, flat conversions, small domestic extensions and renovation of listed buildings including refurbishment and extension of an £8m house and a £4m house in Maida Vale.


We offer both fixed fee packages and competitive hourly rates, and for added convenience can arrange to see you out of core business hours should you prefer.


A typical service package for a renovation project will include detailed survey of the existing property, drawing up of your proposals for the renovation, applying for any necessary Planning and Building Regulations approvals, preparing schedules of work, sending the project out for competitive tender, supporting you in your initial dealings with your contractor, (appointment and contractual arrangements).


All projects are tailored to individual client needs and are undertaken on the latest Computer Aided Design systems.


Ian Bolt is an affiliate member of the RIBA. Members of his team include Geoffrey Smith RIBA a senior chartered architect, and Simon Gardner a senior architectural technician.


Ian Bolt also has a long association with other architects, and architectural practices, and carries out projects for them occasionally.


Hartleys Projects currently have £1m of pi insurance.
